Questions

What homeowners here ask

What does a roof replacement cost in Passaic?

An architectural asphalt roof in New Jersey runs $9,500 to $26,000, and most 2,000 square foot houses land at $12,000 to $18,000. Flat roofing is $5 to $14 per square foot by system and commercial work $4 to $18. In this city add the access honestly: a narrow frontage with nowhere for a dumpster is real labor, and a quote that ignores it will change.

Why would a Passaic quote be higher than one a few miles away?

Because getting to the roof costs more here. Passaic runs at 22,514 people per square mile -- 7th of New Jersey's 565 municipalities -- so there is no side yard, usually no driveway, and nowhere to stand a dumpster except the street. Material goes up the frontage and waste comes down it, and on a mixed-use building the route is through a tenancy.

My flat roof leaks but the middle looks fine. Where is it?

At an edge, almost certainly. An attached building has no eaves, so water leaves through an internal outlet or a scupper through the parapet -- and the failures are at the coping on top of the wall, at the upstand where the membrane turns up it, or at the outlet itself. The field is usually the last thing wrong with a roof here.

What is the difference between a rubber roof and TPO?

Rubber means EPDM, at $5 to $9 per square foot: bonded with adhesive and tape, black, and the least expensive single-ply. TPO is $6 to $12, welded at the seams and reflective, which matters on a large roof over occupied space. On a small rear addition EPDM is usually the right answer rather than the cheap one.

Do I need a permit to replace my roof?

Usually yes here, and the reason is the building rather than the work. Ordinary maintenance under N.J.A.C. 5:23-2.7 covers a DETACHED one- or two-family dwelling, and in a city this dense very little housing is detached. Three or more units is never exempt. We confirm it at the survey either way.

How long will the work take?

Two to five days on a house, four to seven on an apartment building, and one to three weeks on real commercial work. The roofing is rarely the long part: the street arrangement, the route onto the roof and any tenant notice periods are what set the start date in this city.

Can you work over a shop without closing it?

Yes, and it is most of what we do on Main Avenue. It means working in bays, protecting from underneath as well as above, and fitting the hours the business can tolerate. All three are real labor and we price them openly rather than absorbing them and then arguing about it.

Do you charge for the survey or the quote?

No. The inspection is free, the written quote is free, and neither carries an obligation. The survey covers the frontage and the route as well as the roof, which is the part most quotes skip and the part that decides the price here. What we will not do is give you a number at the curb.
